Located in South Los Angeles, this project showcases a compact but highly functional two-story ADU developed on a 2,250 sq ft lot. Built for long-term flexibility, this ADU offers three bedrooms, two full bathrooms, and an open-plan second floor—all fully code-compliant and approved in 2024.

Design Features

The ADU features a simple, flat-roof modern massing with smooth stucco exterior and minimal overhangs. Strategic window placement maximizes natural light while preserving privacy. The carport is open on three sides and integrated into the structural layout, allowing for efficient use of space without triggering additional fire separation requirements.

Drainage is directed through concealed downspouts to a cistern, supporting water conservation and LID compliance. The project is fully aligned with 2019 CBC, CALGreen, and Title 24 energy code.
