Single-Story New-Build ADU – Orizaba Ave, Long Beach CA 90805

Golden ADU secured full structural and CALGreen approval for a new light-frame, single-story accessory dwelling unit at the rear of 6785 Orizaba Ave. Engineered with conventional wood construction and a cool-roof shingle assembly, this unit delivers efficient living space while complying with the latest 2022 CBC / CRC and Long Beach Green Code mandates.

Structural Highlights

  • Roof framed with 2 × rafters @ 16″ o.c.; blocked plywood diaphragm, A35 clips & ST22 drag-straps for shear transfer
  • Exterior shear walls per CRC Table R602.10 with plywood sheathing; Simpson CMST12 straps at corner returns
  • Attic ventilation: 648 in² net free — 12 roof vents @ 54 in² each
  • All hold-downs, anchors, and nailing schedules pre-approved on Sheet S-3 for faster inspection sign-off

CALGreen & Sustainability

The approved CALGreen package (GRN-1, 9, 11, 14, 16, 18) commits the project to cool-roof shingles (SRI ≥ 78), low-flow plumbing fixtures, 65 % construction-waste diversion, MERV-13 air filtration, and an EV-capable 40 A branch circuit stubbed to the driveway. Downspouts are directed to landscape infiltration per Long Beach storm-water BMPs.
